How Does Dwealling Work?
Short Answer
Dwealling works by giving you a central platform to organize and manage your home sale. You start with a walkthrough to see if the platform fits your situation. If it does, Dwealling builds your Property Portal with your property details, photos, documents, showing preferences, and seller instructions. You then market your home however you choose and direct buyers to your portal, where inquiries, showings, offers, and communication stay organized in one place. You remain in control of pricing, marketing, and offer acceptance throughout.
The Dwealling Workflow
Dwealling follows a simple workflow designed to keep your home sale organized from start to finish.
Step 1: Request a Walkthrough
Every home sale is different. Dwealling starts with a short walkthrough of the platform so you can understand how it works, ask questions, and determine whether it fits your situation. There is no obligation to proceed if Dwealling is not the right fit.
Step 2: Dwealling Builds Your Property Portal
You do not have to build anything yourself. Dwealling creates your personalized Property Portal by adding your property information, photos, documents, showing preferences, and seller instructions. When everything is ready, you receive a custom portal link that you can begin sharing with buyers and buyer's agents.
The Property Portal becomes the central destination where buyers:
- View property information
- Access documents
- Request showings
- Follow seller instructions
- Stay informed throughout the sale
Step 3: Market Your Home Your Way
Dwealling is not a marketing company. You decide how buyers discover your home—FSBO sites, social media, yard signs, referrals, open houses, or any other marketing channel. Some consumer platforms also offer ways for owners to advertise FSBO properties directly.
Dwealling also markets participating properties to potential buyers as off-market opportunities, which can provide additional buyer exposure beyond your own marketing efforts.
Whatever marketing channels you use, you direct interested buyers to your Dwealling Property Portal so their inquiries, showing requests, and communication flow into one organized system.
Step 4: Manage Buyers and Showings
As buyers begin showing interest, Dwealling helps you organize:
- Buyer inquiries: Every question and conversation in one place.
- Showing requests: Coordinated through the portal rather than scattered texts.
- Property information: Buyers access details without you repeating yourself.
- Buyer communication: Centralized so nothing gets lost.
You set the showing rules—available windows, advance notice, access method—and the portal manages the requests.
Step 5: Receive and Compare Offers
Dwealling helps you organize offers so you can review and compare terms clearly. Depending on your selling strategy, buyers and agents may submit offers directly through your Property Portal, creating a more organized experience.
You can review:
- Purchase price
- Financing type
- Earnest money
- Contingencies
- Closing timeline
- Seller concessions
- Additional terms
All from one organized location. For more on comparing offers, see How Do I Compare Multiple Offers on My House?.
Step 6: You Make the Decisions
Throughout the entire process, you remain in control. You decide:
- How to market the property
- What asking price to set
- Which showings to accept
- Which offer to accept
- Whether to negotiate or counter
- When—if ever—to request professional guidance
Dwealling provides the technology, organization, and available resources. You make the decisions.
Step 7: Professional Guidance When You Need It
Selling your own home does not necessarily mean doing every part alone. Professional guidance and additional services can be available when needed, allowing you to choose how much assistance you want throughout the process. If you reach a point where you want help—such as contract review or transaction coordination—that assistance is available as an optional service.
What Dwealling Does Not Do
Dwealling does not:
- Set your asking price for you
- Decide which offer to accept
- Negotiate on your behalf
- Guarantee a sale, a specific price, or a specific number of buyers
- Act as a real estate brokerage
- Purchase your home
Dwealling provides tools and organization. You remain the decision-maker.

Ryan's Take
When I explain Dwealling to a homeowner, I describe it as a central place where the entire sale lives. You still do the marketing, you still set the price, you still decide which offer to accept. But instead of managing all of that through your phone and your inbox, you have a platform that keeps it organized. The walkthrough is the starting point because every seller's situation is different. I want to understand what you're trying to do before I show you how the platform can help. If it's not a fit, that's fine. If it is, we build your portal and you're ready to start directing buyers to one organized place.
