How Do I Find Buyers Without Listing My House With an Agent?
Short Answer
You can find buyers without a listing agent through FSBO marketplaces, social media, yard signs, word of mouth, direct outreach to investors, off-market platforms, and buyers represented by their own agent. The goal is creating enough exposure to give yourself options, then directing every inquiry to one organized place where you can manage communication and offers.
Finding Buyers Without a Listing Agent
When you sell without a traditional listing agent, you take on the responsibility of marketing your property and attracting qualified buyers. That requires a deliberate strategy—buyers won't find your home by accident.
Where Buyers Look for Homes
Most buyers search online first. Without MLS exposure, you need to put your property where buyers are already looking:
- FSBO websites: National FSBO marketplaces and Arizona-specific for-sale-by-owner sites.
- Social media: Facebook Marketplace, local community groups, and Instagram can reach local buyers.
- Consumer property portals: Some consumer platforms, including Zillow, provide ways for owners to advertise FSBO properties directly, so availability and visibility can vary by platform.
- Classifieds: Craigslist and similar platforms still attract investor and cash-buyer traffic.
- Yard signs: A well-placed sign with a phone number or QR code captures neighborhood and drive-by interest.
- Word of mouth: Neighbors, coworkers, and local networks often know someone looking to buy.
Reaching Investors and Cash Buyers
The Phoenix metro has an active investor community, with buyers, investors, agents, and other potential buyer sources. If your property needs work or you want a faster sale, you can reach cash buyers and investors directly through investor networks, real estate meetups, and direct outreach. The trade-off is that investor offers may be below full market value because investors price in repair costs and a profit margin.
Can Buyers With Real Estate Agents Buy My FSBO Home?
Yes. A homeowner selling without a listing agent can still sell to a buyer who is represented by a real estate agent. A buyer's agent may bring a qualified buyer to your property and, in some cases, may prepare the purchase contract on the buyer's behalf.
If a buyer's agent requests compensation, that compensation is negotiable and is not set by law. You should evaluate any requested buyer-broker compensation as part of the complete offer—alongside purchase price, seller concessions, closing costs, contingencies, and other terms—and consider how it affects your estimated net proceeds. Under the NAR practice changes effective August 17, 2024, offers of buyer-broker compensation cannot be communicated through an MLS, although seller and broker compensation arrangements may still be negotiated and communicated off-MLS where permitted.
Directing Buyers to One Organized Place
Finding buyers is only part of the challenge. Once inquiries begin coming from multiple sources, managing buyers, showing requests, questions and offers can become difficult quickly. Buyers call, text, email, and message through multiple platforms. Without a central system, inquiries get lost, questions get repeated, and serious buyers slip through the cracks. For a structured approach to coordinating visits, see How Do I Schedule and Conduct Showings When Selling My Own House?.
A platform like Dwealling gives you a single Property Portal link to share everywhere you market. Buyers land in one organized place where they can view property details, request showings, and submit offers—while you track every interaction from one dashboard.
How Much Exposure Is Enough?
There's no magic number, but the goal is enough buyer activity to give yourself options. If you're receiving inquiries from only one source, consider expanding to additional channels. If inquiries are steady but no offers are materializing, the issue may be pricing, property condition, or buyer qualification rather than exposure. Generating interest from multiple buyers can also create competition that gives you more to compare. Once buyers are interested, knowing how to receive offers when selling your house yourself helps you capture their interest in writing.
Arizona-Specific Considerations
Arizona homeowners selling without a listing agent should still be prepared to handle contracts, disclosures, inspections, title and escrow, and other transaction requirements. Buyers represented by real estate agents may also use standard Arizona real estate forms when preparing an offer. Without an MLS listing, you may lose some of the broad syndication and agent-facing exposure that traditionally listed properties receive. Some consumer platforms also offer ways for owners to advertise FSBO properties directly, so availability and visibility can vary by platform. Direct marketing channels and off-market buyer networks can help compensate for that reduced reach.
Organizing Your Buyer Search
Dwealling helps homeowners market their property their way while keeping every buyer inquiry, showing request, and offer organized in one place. You choose how buyers discover your home; Dwealling becomes the central destination they're directed to afterward. Dwealling also markets participating properties to potential buyers as off-market opportunities, which can provide additional buyer exposure. Setup is $199 one-time, plus $99 per month. Dwealling does not guarantee a sale or a specific number of buyers.

Ryan's Take
After more than 20 years in real estate, I think one of the biggest misconceptions about selling without a listing agent is that finding a buyer is the goal. It isn't. The goal is creating enough exposure to give yourself options. One buyer may give you an offer. Multiple interested buyers give you information about how the market is responding to your price, condition and terms—and potentially create competition. That's one of the reasons I created Dwealling. I wanted homeowners who prefer to sell independently to have a way to organize buyers, showings and offers while still having access to professional guidance and additional buyer exposure when they need it.
